Notice of Possible 2nd Half Tax Adjustment:
Taxpayers may want to consider paying only their first-half tax amount due at this time.
Recent legislation signed into law by the Governor has established an inflation cap for certain property value increases that may impact your tax bill. Due to the legislation's effective date, adjustments could not be incorporated into the first-half tax bills. As a result, your second-half tax bill may be adjusted if your parcel(s) meet the applicable criteria. Please note that not all parcels are eligible for the credit.
Scioto County Auditor's Office Announces Completion of Triennial Update
The Scioto County Auditor's Office has completed its regularly scheduled triennial update, as required by Ohio law, to ensure county property records remain accurate, equitable, and reflective of current market conditions.
The triennial update is conducted every three years and involves a systematic review and adjustment of property values across the county. The purpose of this process is to promote fairness and consistency among property owners while maintaining compliance with state requirements.
The Auditor's Office completed the update using recognized appraisal standards, statistical analysis, and market data. This process does not involve a physical inspection of every property. Instead, values are determined based on recent sales information, market trends, and other relevant data to ensure uniform and accurate assessments.
The Ohio Department of Taxation requires counties to maintain an acceptable assessment ratio between 90% and 110% of market value, based on sales over the prior three years. Due to rising real estate prices during this period, meeting the minimum threshold stipulated by the state has resulted in an average property value increase of approximately 26.4% countywide.
The Auditor's Office submitted tentative property values to the Ohio Department of Taxation for review. Those values were rejected by the Department and required resubmission using values deemed sufficient for approval. Following approval by the Department of Taxation (DTE), tax calculations were finalized, and property tax bills have now been mailed.
Property owners are also reminded that Current Agricultural Use Value (CAUV) pricing is adjusted during a triennial year. CAUV values and rates are set by the Ohio Department of Taxation, not the Scioto County Auditor's Office.
The Auditor's Office encourages all property owners to review their tax notices carefully. Property owners who believe their market value is incorrect may file a complaint form with the Auditor's Office, including any supporting evidence that demonstrates the value is inaccurate.
